IAM Robotics is a world-class robotics company headquartered in Pittsburgh, Pennsylvania. Their focus is on delivering innovation and operational transformation to the material handling industry, logistics, and the supply chain. 

IAM Robotics was quickly outgrowing its space in a small industrial building near Sewickley, PA.  They retained Donahue to find a new location to accommodate substantial growth in a location that would retain and attract world-class talent. 

GOALS: 

• Location: Pittsburgh’s famous “Robotics Row” 
• Other considerations: 
  • proximity to National Robotics Engineering Center and universities
  • retain and attract world-class robotics talent
• Building: Must accommodate office, collaboration, manufacturing and testing of robots
• Space: Comfortable, efficient, creative and flexible environment
• Size: 30,000 SF +/- with expansion
• Parking: critical requirement

CHALLENGE:

• Extremely active and highly competitive real estate market with a depleting supply of targeted building types
• Initially focused on 2 separate requirements: Office and Flex
• Convert traditional industrial building for the tech team and various business functions

OUTCOME:

• Revised Program of requirements to accommodate the entire team in 1 location
• Identified best prime Robotics Row opportunity w/Parking
• Developed a  collaborative relationship with the Landlord which helped the successful on-boarding
• Quickly secured favorable lease terms in a very hot market
